Ben Coulter, a University of St. Thomas graduate and former Financial Planner has been in the mortgage business since 2000.

Ben was fortunate enough to spend several years working with his father, Lon Coulter, in a Hall of Fame team practice with Ameriprise Financial Advisors. At this time he held his Series 7, 66 and Insurance licenses. The experience in the equities markets has provided Ben with a foundation of financial insight and foresight above and beyond the industry standard & elite.

The vision of his mortgage practice is to educate his clients and also be a 'transparent' lender. The goal is to provide clients with unsurpassed knowledge of the mortgage and bond markets and how they correlate daily. The 10 yr. treasury bond markets are typically a leading indicator in the movement of mortgage rates. Education of our clients is at the core of our relationship based approach. A commitment to 'transparency' as a lender equates to the customer being aware of all fees charged on a loan. Banks do NOT do this nor do many brokers. Over the course of Ben's mortgage career, he has excelled in condo financing, single family homes, vacation homes and has now become an expert of FHA, FHA 203k (Streamline and Full), Homepath, Homepath Renovation, USDA 100%, and Homestyle mortgages.
